Submitting your Short Sale to GSS is easy and straight-forward!
Step 1- Qualify Your Short Sale:
The following criteria must be met and by submitting your short sale listing to GSS for processing you confirm that these minimum conditions have been met:
1. The Seller is in default, i.e. at least 30 days past due on their mortgage.
2. The Seller has had some kind of hardship or change in circumstance that caused them to fall behind.
3. The Seller is co-operative and willing to provide all required documents to GSS Title without exception.
4. The Seller has not filed and does not plan to file for bankruptcy in the near future.
5. The Seller has not yet been served with a Foreclosure Suit, of if Seller has been served it has either been less than 20 days, or Seller has filed a response.
If these 5 conditions have not been met then please contact us to discuss your short sale case so we can determine a best course of action.
Step 2 - Submit Your Short Sale to GSS Title:
Please download the short sale listing submission form set using the link below.
For new listings we highly recommend you gather all of the required documentation at the time you take the listing and then submit the complete package to us immediately, the sooner we receive everything the better.
For existing listings you can either work with the Seller to gather all of the documents yourself or we can do that for you. Many Sellers are very concerned about Financial Privacy and they may not want to give you copies of their tax returns and bank statements and that is ok, we will be happy to contact the Seller directly once we receive the Title Order and Agreement.
Here are the documents you must submit to us - all of which are included in the listing submission form set:
1. Title Order and Short Sale Agreement
2. Borrowers Agreement & Borrower Authorization
3. Copy of the Listing Agreement
We will be happy to gather all other documents directly from the Seller but the more you can provide the better.
Note: We will not start our process and begin contacting lenders until we have received all required documentation shown on the short sale submission check list.
