Here’s How It Works

We provide you with a simple to follow document check list and documentation to help you explain to your clients how the short sale process works, and to enable you to properly screen and qualify short sale listings.
You submit a Title Order and Short Sale Agreement to GSS Title along with a copy of the Listing Agreement. We contact the seller to gather the remaining required documents.
We immediately perform a Title and Lien Search to identify all known and unknown lien holders (many times there are liens in addition to the obvious mortgage). We then contact all lien holders to advise them of a pending short sale.
When you obtain an executed contract we will submit a structured short sale package to the various lenders and lien holders and then communicate with them vigorously to ensure we can obtain approval.
We also coordinate with other parties such as attorneys, mortgage insurance companies, public trustees, etc.
You will receive continuous updates on the progress of your file, plus have 24/7 online access to your file via our online transaction management system.
Once we obtain approval we will schedule the closing and work with the buyer's lender and other parties to ensure a smooth and successful closing for all.
